The retail-park format is coming to Ryazan

In Ryazan, it is planned to implement the first retail park in the city, which will be located on a plot of 17 hectares. The architectural concept of the project was developed by a large architectural bureau, the commercial concept was developed by GVA Sawyer. The total amount of investments is not disclosed. It is planned to take 7 years to implement the new format in the city.

 

The retail park will be located in the northeastern part of Ryazan, on the Murom Highway, in the strategic direction of urban development expansion for the city. About 20 residential complexes are already being built in the immediate environment, as well as a complex development project is being implemented on the territory of the joint venture "Dyadkovo".

 

 

The analysis of the market conditions of the city indicates the concentration of traditional shopping centers in the northwestern part of the city, while the eastern direction, which is now actively developing, lacks high-quality shopping facilities. The retail park in Dyadkovo is being built in parallel with mass residential development both within the city and in the adjacent territories. According to our estimates, about 40% of all housing under construction in Ryazan is currently concentrated in the immediate environment of the retail park, which leads to the development of a shortage of retail real estate in the area of the site and creates prerequisites for the development of a trading function with excellent market prospects," Marianna Romanovskaya noted , Head of GVA Sawyer Consulting Department.

 

The project will be a complex of up to 5 detached buildings in the big-box format, with a total area of about 70 thousand square meters. m. As Marianna Romanovskaya said, the project has already begun: the quality of the location is confirmed by the choice of international operators. So the German hypermarket Globus and the French operator Leroy Merlin are already working on the neighboring site.

 

Further development of the retail park project is planned along the way of adding profiles not yet represented in the district, such as: car dealerships, entertainment center, stock center, furniture center, shopping center.

 

The implementation of the project will take place in several stages, the exact timing of which is determined by the conclusion of contractual relations on the entry into the project of individual operators. At the moment, a number of negotiations are underway with potential residents of the retail park, including with international operators such as IKEA.

 

According to GVA Sawyer, the issue of including the retail park and the territory of the KOT project in Dyadkovo into the city of Ryazan is currently being considered. Next year, the government of the Ryazan Region plans to begin construction of a continuation of the Northern Ring Road of Ryazan, which will run along the northern border of the retail park, which will improve the already excellent transport accessibility of the site, as well as increase transit passenger traffic. The new city border will coincide with the northern border of the project.
