The Aquarelle shopping center in Togliatti is certified according to the BREEAM standard

The shopping center «Watercolor» in Togliatti was the first in the Russian retail market to be rated Very Good according to the international standard BREEAM New Construction 2013 at the stage of completed construction. The project of the company Immoshan Russia was highly awarded in all major categories, including energy and water conservation, transport accessibility and management, and became the first certified commercial real estate object in Togliatti. Certification of the shopping center «Watercolor» was carried out by the consulting company JLL.

 

Environmental policy is an integral part of Immoshan's business, and all the company's projects are implemented in accordance with international standards for energy-efficient buildings. By introducing innovative solutions, "Immoshan" stimulates the market to promote new materials and technologies, promotes environmental education of the population and significantly reduces the negative impact on the environment.

 

Building Research Establishment Environmental Assessment Method (BREEAM) A voluntary assessment rating developed in 1990 by the British organization BRE Global to assess the environmental performance of buildings whose impact on the environment is minimal. More than 200 thousand buildings have been certified outside the UK to date and about a million are in the process of certification.

 

The shopping center "Watercolor" became the first object of the company in Russia certified according to the international standard BREEAM, while certification was carried out both at the project stage and after commissioning. Implemented in the popular format of a retail park, "Watercolor" was opened in the Central District of Togliatti in April 2017. The total area is 62.5 thousand sq. m., rented by 41.1 thousand sq. m. visitors to the facility can use free Parking for 2.6 thousand places.

 

 

A distinctive feature of the project was the introduction of energy-efficient solutions at all stages of its implementation, including pre-project work. Thanks to the well-coordinated organization of the process and strict adherence to the originally developed plan, it was possible to significantly reduce costs.

 

The main environmental features of the shopping center «Watercolor» are:

  • the energy efficiency of the project is 23% higher than the baseline formed on the basis of the American ASHRAE 90.1 standard;
  • water efficiency is 60% higher compared to Russian standards due to the installation of economical plumbing;
  • separate accounting of electricity and water consumption, which increases the efficiency of the facility operation;
  • separate waste collection, first introduced in Togliatti;
  • intelligent air conditioning and lighting control system to maintain a comfortable, natural environment;
  • creation of all necessary conditions for low-mobility groups of the population, taking into account international practice;
  • installation of coolers with clean drinking water in public areas and for employees;
  • creating an environment that encourages the use of alternative modes of transport to a personal car;
  • use of local wastewater treatment plants for parking and refrigerants safe for the ozone layer;
  • formation of environmentally responsible practices for the operation of the facility.

The Aquarelle Shopping Center is a pioneer in the regional market and sets a high bar for retail real estate in Russia as a whole.
