The Market Research Department of the international consulting company CBRE summed up the development of the Moscow retail real estate market in the first quarter of 2019. According to the report, the Moscow retail real estate market has not been replenished with any classic shopping malls. In the first quarter, the reconstruction of the 2nd phase of the discount center «Ordzhonikidze, 11» (GLA 10 thousand sq. m.) was just completed.

However, these results are not a reason for panic. Retailers and restaurateurs not only follow modern consumer trends, but also form new ones, offering the market unexpected formats in new locations. So, fashion retailer Lamoda opened its first offline store with an area of 1 thousand sq. m. In general, in the first three months of 2019, only alternative formats of retail real estate were opened in the city. By the opening in 2019, 530 thousand square meters have been announced, of which 40% is formed by the two largest objects of the "Salaris" shopping center and the shopping center as part of the theme park "Island of Dreams". The rest of this year's volume is represented by district shopping centers, outlets and additional phases of existing facilities.

 

Due to the high level of provision of the city with high-quality retail premises (493 sq. m. per 1,000 people), as well as the widespread trend aimed at "consumption at home", a new offer in Moscow in the coming years will be formed through the construction of district shopping centers and retail premises as part of multifunctional complexes, residential complexes and TPU. Such facilities will primarily be focused on the nearby living and working population. According to the announced plans of developers, the total volume of retail space as an infrastructure retail in the facilities with the announced commissioning in 2019–2020 will be about 230 thousand square meters. m. The chain of stores «Vkusville» began to open microformat stores in office buildings without sellers and video surveillance. Micromarkets are already operating in CRVT offices, Mail.Ru Group, Ozon and other companies. In 2019, "Vkusville" plans to install 200 more micromarkets. Ginza Project has planned to launch sales of ready-made food through Ginza Go vending machines in company offices and business centers. Within two years, it is planned to open 12 locations of food halls Eat Market – in the business park «Trading post », multifunctional complex «Smolensky Passage II», Business center «Voentorg», SEC «Oceania », etc. Last year, the opening of the first point of the network in the business district "Red Rose" took place. In March 2019, the opening of a new gastronomic space «Depot » (GBA 11 thousand square meters, GLA retail component – 9 thousand square meters), located within walking distance from the business centers of the Belarusian business district, took place. Large cosmetics and perfumery stores in updated formats provide zones for additional services. If earlier the sites for additional options totaled 5%, then in new concepts their share has increased to 20%. New store concepts with an entertaining component are aimed, among other things, at increasing Internet traffic and brand awareness: a potential buyer can attend an event, test products in the store, and make a purchase already in the online store or through a mobile application. «L’Etoile» is preparing to launch the largest store in the mall «Aviapark» in a new format, increasing its area from 500 sq.m. m up to 2.5 thousand sq. m . This will be the first flagship store of the chain with barbershops and beauty corners. The chain will also retain its niche store as part of Stockmann in the Aviapark shopping center. In the renovated store «Rive Gauche» in the shopping center «Afimall City» with an area of 800 sq.m. there are also platforms for events, master classes or consultations of professional stylists. The chain "Golden Apple" has opened its third store in Moscow in the shopping center "Metropolis" with an area of 1.6 thousand square meters. m with an expanded range of brands. The concept of the store initially had a focus on customer experience – in the stores of the chain, client days are arranged with the possibility of free access to procedures, public talk and master classes are held.

The general trend in real estate and urban planning, aimed at creating multifunctional spaces, will affect the increase in the commercial component as part of projects with residential, office and transport components. In the first quarter, one of the key events for the commercial real estate market took place - the second largest online retailer Lamoda opened its first offline store with an area of 1 thousand square meters in the Atrium shopping center, becoming a pioneer of the global trend in Russia.
