The stagnation of the real estate market continues
Consulting company RRG summed up the results of the commercial real estate market in Moscow for the first quarter of 2018. Judging by the absence of any noticeable growth in both prices and rates in all segments, stagnation in the commercial real estate market continues.The forecast is confirmed, according to which, due to the systemic nature of problems in macroeconomics, there is no need to expect a quick way out of this situation.

In the first quarter, there was a slight decrease in the volume of supply in the commercial real estate market with a decrease in price, and in the rental market, on the contrary, an increase in rates with an increase in the volume of supply. Since the rental market traditionally reacts more quickly to changes in market conditions, this may indicate an increase in business activity and an increase in supply, which are still insignificant.
Judging by the dynamics of prices, the demand in the sale market has grown noticeably only for production and storage facilities, and there has been almost no growth in demand in the rental market.

Among the main differences in the development of certain types of commercial real estate in the rental and sale market are:
- prices for retail premises in the center decreased slightly, and outside of it, on the contrary, increased. The situation with rates was the opposite and, if for objects in the center they increased significantly, then for objects outside the Garden Ring, on the contrary, decreased;
- for street-retail, demand both in the sale market and in the rental market for objects in the center increased, and outside the center decreased, however, if this dynamics was a continuation of the trend of the end of 2017 in the rental market, then there was a price correction in the sale market;
- rates and prices for office facilities with the exception of rates for facilities outside the center decreased;
- prices for production and storage facilities have increased, and rates have hardly changed.
